Normally, we base our price on heated living area. The square footage of standard attached garages, trash enclosures, etc. will not be calculated in our design estimate. Think of it as a free service with the overall architectural design package. Our proposal to you will be a total of all design and engineering charges.

What is included in a "Standard Plan Set"
-All space planning activities from our design or developed from your sketches
-Window sizing and placement
-Door sizing and placement
-Planning and call out of all structural elements
-Call out of basic exterior finishes and roofing type (no color, mfr. or installation instructions)
-Analysis of occupancy, energy and access requirements
-Description, by structural details, of the required building method

What you will receive:
Architectural sheets including floor plans, elevations, cross sections and roof layout. Additionally, your drawing set will have structural sheets that include a foundation plan, floor framing plan, roof framing plan and many referenced details to those plans stamped by a locally licensed engineer when required.

Single story residences $2.50/square foot
Single story w/multi level ceilings or vaults $2.75/square foot
Two story residences (includes daylight basements) $2.95/square foot

Additional Pricing
Elevated decks over 200 sq ft add $ .75/square foot of deck
Garages; detached or larger than 3 car standard* add $1.10/square foot of garage
Log, timber or stone work requiring engineering add $ .30/square foot of floor plan
Plot plans (free with 2000 sq ft home or larger) add $300.00

Extended Design Service - as described below add $1.20/square foot of floor plan

What is included with our "Extended Design Services"
All design services as described in our "Standard Plan Set" with the addition of the following services and drawings:

-Design of arches, fireplaces, railings, moldings, soffits, niches and other nonstructural architectural features
-Assistance in selection of window style and manufacturer
-Assistance in selection of door style and manufacturer
-An electrical lighting plan
-Kitchen design and layout
-An artistic rendering of the home

* Standard 3 car garage = 22ftx34ft (1-16ft door and 1-9ft door)

We also offer 3D visualization with photorealistic rendering output,
